Guidelines and
Standard for Alterations & Additions

The Woods of Wimbledon Architectural Control Committee (ACC) was established when the last home in Woods of Wimbledon Civic Association was completed and responsibility for architectural control was transferred from the developers to the Homeowners. Our deed restrictions provide the mechanism and guidelines under which the Architectural Control Committee must function. The purpose is to assure that any improvements, additions, remodeling, or other exterior changes to the homes in Woods of Wimbledon Civic Association comply with the existing architectural integrity of our neighborhood as well as our deed restrictions. It is our obligation as Homeowners to abide by the deed restriction of the neighborhood. The quality of our neighborhood is the responsibility of each Homeowner and not just the responsibility of the Board of Directors and the Architectural Control Committee Members.

There are numerous types of improvements and alterations that require Architectural Control Committee review, including (but not limited to):

  • Room additions
  • Exterior remodeling or alterations to the existing structure
  • Additions of patio covers, gazebos, etc.
  • Addition of permanent structures such as playhouses, tool houses, greenhouses, etc.
  • Swimming pool construction
  • Roof replacement if replacement material is different from original
  • Changes in exterior colors from original colors
  • Replacement of exterior materials
  • Installation of exterior satellite dishes, solar panels, or similar devices

The deed restrictions require that any Homeowner considering improvements such as those noted above must submit plans for review and approval prior to commencement of construction. The plans can be in the form of drawings, sketches, or written descriptions, depending on the complexity of the project. The architectural Control Committee “Review & Approval Request Form” can be used for this purpose. The committee is required to respond to all requests within fifteen (15) days. The request for review should be made as early as possible when planning your project so that any potential non-conforming items can be identified. If you are unsure of whether a project under consideration requires ACC review, please contact one of the committee members.

Please remember that the intent of the ACC is not to restrict the Homeowner, but to provide guidance and assistance to contribute to the architectural harmony of the neighborhood. A little common sense combined with good taste and proper planning will help to preserve the unique character of Woods of Wimbledon for the years to come and will contribute significantly to increasing the value of our most important investment. Just remember that we need a cooperative and willing attitude among all of the residents in the Woods of Wimbledon to achieve this goal.

If you need information concerning the minimum standards for improvements, please contact any of the ACC members for assistance. There are some definite “don’ts” such as the conversion of a garage to living quarters, installation of metal or fiberglass carports and patio covers, installations of aluminum or vinyl siding, erection of backyard buildings not in conformity with deed restrictions, and other such undesirable additions which would detract from our neighborhood or violate our deed restrictions. The Committee has adopted specific guidelines for certain common projects as listed below.
